What the Burton Bradstock housing stock means for your fire

Burton Bradstock is a conservation village of stone and thatch, and thatch changes the rules completely. Around the village green and along Shadrach and Southover there are a good number of thatched cottages where the flue requirements are considerably stricter than they are on a tiled roof.

On thatch the flue has to terminate a set distance above the ridge, the liner needs insulating along its full length so the chimney doesn't transmit heat into the thatch, and a spark arrestor is expected. Getting any of that wrong is a genuine fire risk and an insurance problem. It's specialist work and it gets specified at survey, not improvised on the roof.

Burton Bradstock questions

Asked locally

Can I have a wood burner in a thatched cottage?
Yes, but the specification is stricter. The flue must terminate well clear of the ridge, the liner must be insulated for its whole length, and a spark arrestor is fitted. Your insurer will very likely want to see the certificate afterwards, and some ask for annual documentation, so it's worth checking your policy before work starts.
Is thatch work more expensive?
Somewhat — the extra flue height, the insulation and the arrestor all add material, and access over thatch needs care. It isn't dramatic, and it's a great deal cheaper than the alternative. Everything is priced clearly at survey.
Will I get a HETAS certificate?
Yes. Every installation is signed off and certified, with the notice plate fitted near the meter or consumer unit. Keep it safe — your insurer and any future buyer will ask for it.
What does it cost?
Every chimney is different, so pricing follows a look at the job rather than a phone estimate. The survey and written quote are free, and the figure quoted is the figure charged unless something unexpected turns up behind the plaster — in which case you'll be told before any extra work happens.
