Lyme Regis fireplaces

What the Lyme Regis housing stock means for your fire

Lyme is steep, old and largely protected. The cottages climbing Broad Street and Silver Street, the properties along Marine Parade and the older houses up towards Uplyme are frequently listed or in the conservation area, with original inglenooks, bread ovens and flues that were never built for a modern appliance.

Work here is as much about access and consent as it is about the fire itself. Narrow streets and steep pitches make delivery and scaffold planning part of the quote, and anything visible from the street on a listed building needs checking with Dorset Council before it's ordered. Inside, original inglenooks usually need a gather or register plate forming properly so the flue actually pulls.

What we do

Services in Lyme Regis

Supply, installation and the building work that goes with it. One trade on site, from knocking the opening out to lighting it for the first time.

01

Wood burner supply

Stoves supplied to suit the room and the flue — sized properly on output rather than guessed at, and covered by one warranty with the install.

02

Flue installations

Chimney liners and twin wall systems fitted, insulated and sealed, whether there's an existing chimney to work with or nothing at all.

03

HETAS certificate

Every installation signed off and certified, with the notice plate fitted. That's the paperwork your insurer and any future buyer will ask for.

04

Opening up fireplaces

Small or blocked openings widened to take a burner — lintels, beams, brickwork and all the building work that comes with it.

05

Hearths

Slate, granite, stone and concrete hearths supplied and laid to the correct size and clearances for the appliance going on them.

06

Brick slips & fireboard

Chambers lined in brick slips or fireboard for a clean, square finish that stands up to the heat and looks right in the room.

07

Chimney cowls

Anti-downdraught cowls, bird guards and rain caps fitted to the pot and made weathertight.

STAGE 03

Install

Liner or flue fitted, stove set, sealed and smoke tested, then lit and run up to temperature with you there.

STAGE 04

Sign-off

Certificate issued, notice plate fixed by the meter, site cleared, and a quick run through how to run it well.

Lyme Regis questions

Asked locally

Can I put a wood burner in a listed Lyme Regis cottage?
Usually yes. Listing protects the fabric rather than banning stoves — the questions are whether the historic flue is being altered, whether anything changes externally, and whether the hearth and surround are original. Listed building consent may be needed and that's identified before any work is priced, not after.
Why does my inglenook smoke into the room?
A wide open inglenook has far more opening than the flue can serve, so it spills. Forming a proper gather or fitting a register plate with the stove set into the recess concentrates the pull and normally cures it. It's one of the most common jobs in this part of the coast.
Will I get a HETAS certificate?
Yes. Every installation is signed off and certified, with the notice plate fitted near the meter or consumer unit. Keep it safe — your insurer and any future buyer will ask for it.
What does it cost?
Every chimney is different, so pricing follows a look at the job rather than a phone estimate. The survey and written quote are free, and the figure quoted is the figure charged unless something unexpected turns up behind the plaster — in which case you'll be told before any extra work happens.
